You Decide

You've Got Four Construction Choices

The Lists - The Advisors - The Warranties

Then ClubHouse-PM's

which will it be?

The Lists and Advisors

They are so similar we can categorize them as the same.

Someone calls up for a pro for a kitchen remodel

The List's or Advisors contact ten "Pro's" for the one Kitchen job.

The company charges all ten "Pro's" $100.00 dollars each as a "Lead to a Job"

Sometimes when the Pro's call the "Lead" back no one even answers the phone

If they do answer the phone and go through with doing the work only one "Pro"

will get the job.  What do you suppose he pays the finder fee with?

That's right - he tags an extra $100.00 onto your bill

Also now the Pro's can Advertise on the sites for more exposure

The ones that pay the most get top ranking

not because they are the best - but because they paid the most

Now these sites are so ruthless they are targeting 16 year olds for $10.00 ea.

for leads on babysitting jobs - of course they qualify the kids first to make it official

Home Warrenties

These Companies all vary in price but all do the same thing

The Homeowner pays a yearly fee

They are very specific on what is covered here's an example

True Story

Winter was coming soon.  The homeowner had a local furnace man out to clean and inspect the furnace - in his inspection he noticed a crack in the heat exchanger

and the homeowner was told he needed a new furnace

The Homeowner called his Home warranty company and told them he thought he might need a new furnace - not telling them he had someone out to check

So the home warranty company sent a guy out to check and that guy said there was nothing wrong with the furnace - The homeowner got on the phone with the warranty company while the tech was still at his house.  He told them of the previous pro and what was determined -- the homeowner then pointed out the problem to the Tech.

It was agreed that a new furnace was in order

So the Warranty Company said a new furnace was on it's way -- about four days later it arrived - several days after that an installer showed up to install the new furnace

Now this Homeowner had a Rheem furnace and AC unit

The AC unit was ok so was not replaced even though in that situation the coil should have been replaced at the same time - anyway - The new furnace was not a Rheem - it was a "never heard of that one before" brand furnace

The installer installed the new furnace

When he was done he handed the homeowner a bill for a little over $1,200.00

So his warranty still cost him over $1,200.00 and he got a no name furnace.

Can you even get parts for this furnace?

The Warranty itself cost $800.00 a year - it still cost the homeowner $1,200.00 plus.

So in the big picture it cost the Homeowner a little over $2,000.00 and he had to wait over a week to get it installed - he was very lucky frigid temps did not exist.

It would have probably cost him a little more to get a Rheem installed by the service guy that originally came out but it would have probably been next day service and he would have gotten a very good furnace

Bottom line

Most years nothing happens so the warranty company pays nothing and pockets the money. Believe me if they think they can get out of it they will try.

Remember the first guy the warranty company sent out said nothing was wrong with the furnace -- in that case with a cracked heat exchanger it could definitely leech carbon monoxide into the house.

The Warranty Company didn't even care

plus your out of pocket expense is almost the same as a

good furnace and someone local put it in

What to Expect

A place where well established Club Certified local Remodeling Contractors come together with homeowners in their area to do all of the Preventive Maintenance and Construction on their Homes.  A place where independent Remodeling Contractors Partner with the clubs Ideas and become Club Members Themselves.  By following the Clubs Preset program the Independent Contractor will come out to your house once a month for about an hour to do all the monthly Preventive Maintenance Inspections that the Club has set up for him.

By Joining the Club this is what you can expect:

  • There might be a Month or more to get the program set up with you and a Pro

  • After it's set up a local pro Contractor will contact you for your first appointment

  • At the first appointment - meet and greet - The ClubHouse PM's  Contractor/Agent will explain the club in detail, take an overall assessment of you and your home, take some photos, go over some of your concerns and needs, make a small blueprint of your house and yard, they will probably check for any "obvious" trouble areas and do a few simple checks - make out a schedule that works for both of you to come out on a monthly basis - The Contractor will also show you his profile on the ClubHouse PM's Facebook Page which will also list his Contractors License and his Insurance information - this first visit could take between two and four hours depending on the size of your house.

  • The second Month however should be much shorter - at this appointment the Clubs Contractor/Agent will make a list of all your equipment in the house - Furnace/Boiler, Air Conditioner, Hot Water tank, what type of Electrical service you have , Stove - Refrigerator -- Make - model - serial numbers --- then the Contractor will put all of the information on your secure account page at the ClubHouse PM's Facebook Page - your account page will only be accessible to you, the Contractor/Agent and the ClubHouse Pm's Staff - This is your record page - all of the Preventive Maintenance items that will be done each month will be logged on to your account page.  Example: lets say your Hot water tank goes out - the contractor can look up on your account and get the same or similar equipment - it cuts out a trip to your house - when he comes he has the right tank with him

  • The Third Month the main concerns are focused on Security issues - your Contractor will give you a police report of the crime in your area - at that time you can discuss a possible install of a security system - if the homeowner feels comfortable without having a system installed that's fine --- there are other security measures that can be done and discussed to protect the safety of the home - the Contractor will then check all the locks and windows, exterior doors, Garage doors and service doors, deadbolts, storms and screens, functional outside lighting - the possibility of adding additional motion sensor or heat sensor lighting, functional doorbell, remote view,  seeing eyes, etc.

  •  The fourth Month will actually start the scheduled monthly maintenance and should not take any longer than an hour. What will be done on that Month depends on what month it is -- the club has different preventive maintenance tasks for each month - so it depends on what month you join - let's say the fourth month is May - May is our time to check the A.C. unit along with four safety checks and several house checks which might include an air quality check or water quality check - VOC's - these types of checks vary from month to month every month is something different - the Clubs Contractor will spend about an hour each month moving forward from that point on.
